An urban family earning ₹7 lakh a year falls under the Middle Income Group (MIG) for Pradhan Mantri Awas Yojana-Urban 2.0. At ₹4.5 lakh, the household comes under LIG instead. However, falling within an income band does not automatically qualify a family for housing assistance.
Older websites may show different MIG thresholds from the previous scheme.
Key Highlights
- EWS covers annual household income up to ₹3 lakh.
- LIG covers above ₹3 lakh and up to ₹6 lakh; MIG covers above ₹6 lakh and up to ₹9 lakh.
- Owning a pucca house or receiving recent housing assistance may rule a family out.
- The scheme had sanctioned 20.80 lakh homes by October 16, 2026.
What Do EWS, LIG and MIG Mean Under PMAY-U 2.0?
The Ministry of Housing and Urban Affairs uses annual household income for these categories in its PMAY-U 2.0 FAQ:
| Category | Full Name | Annual Household Income |
| EWS | Economically Weaker Section | Up to ₹3 lakh |
| LIG | Lower Income Group | Above ₹3 lakh to ₹6 lakh |
| MIG | Middle Income Group | Above ₹6 lakh to ₹9 lakh |
Two earning spouses with combined income of ₹5.4 lakh fall in LIG. A beneficiary family comprises husband, wife, and unmarried children. A household earning exactly ₹3 lakh belongs to EWS, not LIG; the next income band starts above that figure.
Older PMAY-U rules placed MIG-I up to ₹12 lakh and MIG-II up to ₹18 lakh. Those figures do not apply to new PMAY-U 2.0 applications. State housing schemes may use different criteria, so a housing-board advertisement needs its own eligibility check.
Which Housing Benefits Are Available to Each Category?
The four PMAY-U 2.0 routes provide different forms of assistance:
| Scheme Route | Eligible Groups | Main Assistance |
| Beneficiary-Led Construction (BLC) | EWS | Support to build on available land |
| Affordable Housing in Partnership (AHP) | EWS | Assistance for homes in approved projects |
| Affordable Rental Housing (ARH) | EWS and LIG | Access to eligible rental housing |
| Interest Subsidy Scheme (ISS) | EWS, LIG and MIG | Subsidy linked to qualifying home loans |
BLC and AHP assistance can reach ₹2.5 lakh per eligible EWS home. Under ISS, subsidy can reach ₹1.80 lakh, at 4% on the first ₹8 lakh of a loan for up to 12 years.
ISS requires a house costing up to ₹35 lakh, a loan up to ₹25 lakh, and a carpet area up to 120 square metres. The official ISS guidelines require loans sanctioned and disbursed on or after September 1, 2024.
In its October 16, 2026 announcement, the Ministry reported 20.80 lakh sanctioned homes under PMAY-U 2.0. A sanction is not a completed home. MIG households cannot claim EWS-only construction assistance merely because they meet the broader scheme income criteria.
What Other Eligibility Conditions Must Families Meet?
A family earning ₹2.8 lakh meets the EWS income condition, but cannot qualify if it owns a pucca house anywhere in India. Earlier government housing assistance within 20 years can also disqualify it.
The urban scheme covers eligible towns and notified planning areas. Families living in rural locations generally need to look at PMAY-Gramin instead.
The application goes through verification by the designated housing authorities. Those seeking ISS face a separate loan assessment by the participating lender, including checks on income and property records. Applying does not guarantee assistance.
How Can Applicants Check Their Category and Apply?
Calculate annual household income, then select construction, purchase, rental or loan support. Documentation varies by route.
- Keep household income proof ready along with the Aadhaar details required for family members covered by the application.
- Buying a home requires property papers. If a bank loan is involved, the lender will specify which financial documents it needs.
- Declare any pucca house owned by a beneficiary-family member and any government housing assistance received previously.
- Applications should go through the official PMAY-U 2.0 portal. Third-party forms are unnecessary for accessing the government application process.
ISS applications go to participating lenders. As of October 16, 2026, the Ministry said 20.16 lakh sanctioned homes were allotted to women or jointly owned.

FAQs
What is the income limit for EWS housing in 2026?
A household earning no more than ₹3 lakh annually falls within EWS under PMAY-U 2.0. State housing boards may apply separate limits, which applicants can find in their scheme notifications.
Can a family earning ₹8 lakh apply under MIG?
Yes. The current MIG income band includes households earning above ₹6 lakh and up to ₹9 lakh annually. A family earning ₹8 lakh must also meet the remaining PMAY-U 2.0 eligibility conditions.
Is MIG eligibility still available up to ₹18 lakh?
Not under PMAY-U 2.0. The ₹18 lakh ceiling belonged to an older MIG-II classification. Current PMAY-U 2.0 eligibility for MIG ends at ₹9 lakh annually.
Are EWS and LIG eligible for the same housing benefits?
No. BLC and AHP ownership assistance applies to eligible EWS families. LIG households may qualify for affordable rental housing or interest subsidies, provided they meet the conditions.
Does meeting the income limit guarantee a housing subsidy?
No. Income only establishes the applicable category. Previous housing assistance and existing property ownership also affect eligibility. Loan subsidies require an approved qualifying loan and property.
